Questions & Answers
Buyer Julia Longbon is considering a viewing and asked specifically about damp/damage, dashboard condition, and marks/scratches - none of which are covered in the current listing details.
Damp/damage: the owner has never had any problems with damp, and a habitation check is being carried out this Friday. Dashboard: no warning lights on the dash, and the engine has an annual service. Bodywork: the vehicle is 25 years old so the external paintwork reflects that — it isn't bright and shiny and the decals are faded. There are some minor scratches on the front bumper and a repair to the plastic rear panel just below the cycle rack.
Buyer Marco emailed 16 Sep after attending the viewing on Sun 13 Sep. He says he intends to proceed and pay a holding deposit. He asked for a copy of the 2025 habitation certificate and referenced an awning installation he says he's been discussing with the owner. Neither is in our context, so asking Alan directly.
Update on the awning: the motorhome is booked in on Thursday 24th September to have a new, working awning fitted.
Buyer Marco Marcarelli emailed 18 Sept after we relayed Alan's habitation check results. He wants the full engineer's report and confirmation the boiler/gas issue is resolved before paying a holding deposit. Relaying his questions to the owner.
On the gas/boiler: the engineer (Prem) has asked Alan to ring him tomorrow morning to arrange for the gas work to be completed — he has a personal event on this evening. The work will be done as soon as possible, hopefully next week. Prem's gas "sniffer" couldn't locate any gas leak at all; there was only a very slight drop in pressure, which he has traced to the boiler. Alan will let us know as soon as the gas work is (1) scheduled and (2) completed, and we'll pass that straight on. On the report: Alan has sent the habitation check certificate through as a PDF and has asked us to forward it over, so a colleague is sending the document itself. The awning is still booked in for Thursday 24th September.
Buyer Marco emailed 29 Sept: Alan told him the gas fix is done, asked for the passed hab check certificate to be forwarded, insurance starts 10 Oct and wants to proceed around that date. The first report (18 Sept) showed a gas fail, and JJ already sent that one. We now need the updated/passed certificate from the owner.
Alan has replied to our request for the updated habitation check / gas certificate with a photo attachment (sent 29 Sept and again on 2 Oct). We'll forward the image itself so he can see the document directly.
