Yes, a drive-away awning with drive-away kit is included. There are actually 2 awnings available — one standard size and one bigger — and the buyer can choose which they'd like. A TV and a Naps mattress topper are also included if wanted. Regarding price, the seller has already reduced the van and would prefer as close to the asking price of £24,999 as possible. The conversion cost £17,000 and was completed in September 2023.

1) Kitchen: The van is professionally plumbed for a gas hob and sink, which can be easily fitted for around £350. The sellers preferred to cook outside to keep the interior immaculate and free from cooking smells. 2) Heating/hot water: No heating or hot water system is fitted. 3) Bathroom/toilet: No bathroom — it's a T6, so a portable toilet (porta loo) is used. 4) Dashboard: In very good condition for a 2016 van. 5) Bodywork: Only what you'd expect for a 2016 vehicle — there's a small bit of rust on the hinges to the back doors, which is natural for the age of the vehicle.

1) Damp/water ingress: No issues at all — it's a brand new conversion completed in September 2023. 2) Tyres: The seller isn't sure of the exact age but says they're in very good condition with plenty of tread. They'd be best assessed in person at a viewing. 3) Price: No flexibility, sorry — the price is firm at £23,999. The conversion alone cost £17k, it has a full service history, and the timing belt and water pump were done last year so there's around 3 years left on those.
